You also have the choice to add on the annexe to sleep a further 4. The annexe also boasts it’s own kitchen, living room and family bathroom ensuring 16 guests have plenty of space to enjoy their stay.
Rossie Ochil Estate may seem like you are in the middle of nowhere however you are only a 30 minute drive from Perth and it is located only a short distance away from both Edinburgh and Glasgow. The Perthshire area is also extremely famous for golf and plays host to some of the world’s best courses including the stunning Gleneagles. Sleeps Rossie Ochil House sleeps 12 with the option of adding the Annexe to sleep 16.
Family An additional guest bed or travel cot can be added to your booking if you have young children. Rossie Ochil House will sleep a maximum of 14 with the addition of 2 guest beds or travel cots for children only. Rossie Ochil House plus the Annexe will sleep a maximum of 18 with the addition of 2 guest beds or travel cots for children only.
Dogs We allow up to 3 dogs in Rossie Ochil House at an additional cost. 1 dog will cost £30.00, 2 dogs will cost £45.00 and 3 dogs will cost £60.00 per stay.
Bedrooms All bedrooms in the main house and annexe are upstairs, the master bedroom is a set super king with all other bedrooms being able to be set as super king or twin.
Bathroom The master bedroom has a large bathroom with separate bath and shower, all other bedrooms in the main house are ensuite shower rooms. There is also a cloakroom downstairs in the main house next to the games room. The annexe has a family bathroom with shower over bath.
Facilities Main House – Undercounter fridge and freezer in kitchen with additional fridge and freezer in the back kitchen area, toaster, kettle, AGA with additional electric cooker in the back kitchen, dishwasher, washing machine, tumble dryer, hairdryer located in master bedroom, TV & DVD player, games room with snooker table, bluetooth speaker, CD player, private hot tub.
Annexe – Undercounter fridge with freezer box, toaster, kettle, oven, electric hob, hairdryer located in master bedroom, TV & DVD player.
WiFi We have free WiFi in all of our properties, and you will find the password in your welcome book. Please note that we cannot guarantee the signal strength or quality. Bookings should not be made if they are wholly reliant upon the uninterrupted provision of WiFi.
Logs for Fire A starter pack of logs, kindling and matches is included. Additional logs can be purchased on site.
Arrival & Departure Rossie Ochil Estate has flexible entry dates. Arrival time is any time from 4pm. Departure is 10am.
Outside Rossie Ochil House has a large open garden area to the front of the house with table and chairs. To the side of the house, accessed through the games room you will find your private hot tub on a patio area.
Parking There is a parking area to the front of the house.

Security Deposit Rossie Ochil House has a £500.00 Security Deposit Due 7 Days Prior to Arrival
Group Booking All bookings made for our larger properties are subject to our Group Terms. Group and single sex bookings are welcome with the understanding that from 10pm we ask guests to respect the need for privacy and quiet by other guests. The locations are not suitable for stag and hen groups looking to play loud music and use our facilities for parties. We do not normally take bookings where more than half the party is aged 17-25. If this is the case please call us on 0333 210 1055 prior to making the booking in order that we may discuss your requirements further.
