Our Lodges and Cottages

We have a total of nine self catering lodges at Balmeadowside each with private hot tubs in Fife, Scotland.

Our four Tree Lodges each sleep 4 as do our 5 Bird & Owl Lodges.

We have three cottages at Balmeadowside with the added luxury of a wood burning stove, Cherry Blossom Cottage and Maple Cottage each sleep 2 with a superking four poster bed.  Rowan Tree Cottage sleeps 4, has some of the best views at Balmeadowside and a large enclosed garden.

For a larger group we have The Farmhouse sleeping 8 with a wood burning stove and games room.

Most of our properties at Balmeadowside are also dog friendly.

 

The Area

All of our cottages and lodges are set on the south-facing slopes of a working farm, with amazing views of the surrounding Fife countryside.  

Relax in your lodge or cottage complete with your own private hot tub, enjoy the farm walks or explore the surrounding area. 

Many of our guests simply enjoy the farm, relaxing in their private hot tub; a retreat to get away from it all.  However there are also several farm walks and local hills for climbing, beaches to explore at Leuchars, St Andrews and the East Neuk or shopping and sightseeing with St Andrews, Dundee and Perth all in easy reach.  

If you love wildlife you will also spot plenty of animal activity in and around Balmeadowside with Roe Deer, Rabbits, Pheasants, Owls, Birds of Prey often spotted along with Ducks, Swans and Herons often seen on our ponds.  You can also explore Balmeadowside and see what's happening with our resident livestock Sheep, Cattle, Red Deer and Llamas.

Dog Friendly Accommodation

Many of us at Solid Luxury are dog owners and know how important it is to be able to go on holiday with the whole family!  Most of our lodges and cottages are dog friendly at Balmeadowside (Mountain Ash Lodge is our pet free lodge) and our walks are perfect for exercising your pups.  All of our properties are gated allowing your dog in and out of your lodge or cottage freely without worrying about them running away.  For more information on our dog friendly accommodation click here.

In order to preserve our family environment we do not accept groups of the same sex i.e. birthdays / stag parties / hen parties etc.

Group bookings are subject to additional information being requested and approved by management. Contact us for further information on group bookings.

On the Balmeadowside estate

Our self catering holiday accommodation is set in the grounds of a working mixed farm, which guests can visit. There is also plenty of walking around the farm lands, with five specially developed named and marked walks, ranging in length and difficulty. A map of the walks is provided in your accommodation.

With St Andrews, Dundee and Perth all close and Edinburgh only an hour’s drive away, plus the beautiful Fife and Perthshire countryside on your doorstep, there is plenty to do whatever your interests.

Sat Nav Top Tip: Avoid any directions to go via Parbroath Farm off the A92. Make sure you use the entrance to the site on the A913.

Directions:

From South (Edinburgh) - cross Forth Road Bridge onto M90, leave M90 at Junction 2a then merge onto A92 (signposted Kirkcaldy, Glenrothes). Remain on A92 for approx 25 miles (heading for Dundee), turn left at Parbroath Crossroads onto A913 (signposted Perth/Newburgh). The site entrance is roughly 1/2 mile along this road on the Right hand side.

From South West – leave M9 at Junction 7 onto M876. Continue onto A786. At Higgins Neuk roundabout go left heading for Perth, Alloa. Go over the Clackmannanshire Bridge. At Kilbaggie roundabout go left, heading for Perth, Alloa. At Gartarry roundabout take the 3rd exit, onto the A977 for Perth and Tay Bridge. At Powmill, continue onto A823. Continue onto A977. At Kinross roundabout, take the 1st exit onto the M90 ramp to Dundee. Perth, St Andrews. Exit at Junction 8, onto the A91 (St Andrews/Glenfarg). At Melville Lodges roundabout, take 1st exit onto A92 (Dundee). Turn left at A913 (Perth/Newburgh). The site entrance is roughly 1/2 mile along this road on the Right hand side. 

From North West - take A9 to Perth. At Broxden roundabout take 2nd exit onto M90 (Aberdeen, Dundee, Edinburgh). Continue forward at J10 then Join M90 (Forth Road Bridge, Kirkcaldy). Leave M90 at J9, keep left and merge onto A912 (Cupar). At roundabout take 1st exit onto A913. After approx 10 miles turn left into Balmeadowside Lodges. 

From North - cross Tay Bridge and follow A92 (Kirkcaldy) for approx 10 miles until Parbroath Crossroads. Turn right (onto A913 for Perth/Newburgh) the site entrance is roughly 1/2 mile along this road on the Right hand side.

Look out for the dry-stone dyke wall and our green signs...

We offer a range of extras for you to add on to your booking to make your stay with us just a little more special;

  • If you are bringing children with you, why not hire from us a high chair or travel cot for £10 each
  • We understand that dogs are part of the family so why not bring them with you?  For £30, your dog can enjoy our rural settings. Maximum 2 dogs per property.
